Dry Box lists a 10-foot guard shack at $450 per month and the same unit new for about $28,500. That gap is the whole rent-versus-buy argument in one line.

What the Monthly Rate Leaves Out

Four costs sit outside the rental rate. Ask about each one before you sign.

• Delivery and pickup. Some suppliers include local delivery. Many bill it per mile from the yard.
• Placement. A crane or a large forklift costs more than a simple roll-off.
• Site prep. Gravel pad, blocking, and leveling are usually yours to handle.
• Utilities. Running power to the booth is a separate electrical job.

On a six-month rental, these one-time charges often beat the rent itself.

Guard Shack Sizes and What Each One Fits

Booth size drives price, transport method, and permit exposure. Pick the size from the job, not the price sheet.

Two thresholds matter more than the others.

120 square feet. Many Texas cities exempt detached accessory structures at or below this floor area from a building permit. Booths at 8×12 and smaller stay under it.

8 feet 6 inches wide. This is the legal transport width. Anything wider becomes an oversize load. A 10-foot-wide booth crosses that line.

Rent when the checkpoint is temporary or the site plan is still moving. Construction gates, event entrances, and pilot programs all fit.

Buy when the gate is permanent and staffed on a fixed schedule. A booth that rents for $450 a month costs $5,400 a year. Most sites break even between year three and year five. The unit and the extras move that line.

One rule holds up well. Rent while the duration is unclear. Buy once the location is settled.

Delivery is where most schedules slip. Three things cause it.

Legal Transport Limits

The Texas Department of Motor Vehicles sets the limits for travel without a permit. Per the TxDMV size and weight limits, a load may run up to 8 feet 6 inches wide and 14 feet tall.

Go wider and the carrier needs an oversize permit before the load moves. That adds cost, adds routing restrictions, and can add escort vehicles. It also rules out some holiday travel dates.

Booths 8 feet wide and under skip all of that. This is the single best reason to size down when you can.

Site Access

Measure the path, not just the pad. Check gate width, turning radius, low branches, and overhead lines. A truck that cannot swing the trailer will leave with the booth still on it.

Confirm the ground can carry the load. Soft or wet soil after a storm stops placement cold.

Placement Method

Small booths with forklift pockets drop in fast. Larger units may need a crane. Book the equipment when you book the booth, not the day before.

Texas Permits and Codes That Affect Placement

Texas has no single statewide building code for this. Rules change by city and by county. Check three things before delivery.

Local Building Permits

Cities amend the International Building Code in their own way. Section 105.2 of the IBC exempts one-story detached accessory structures at 120 square feet or less. Austin and Houston both use that 120-square-foot line.

Other Texas cities do not. Grapevine requires a permit but waives the fee. Mansfield deleted the exemption from its adopted code.

There is a catch worth knowing. That exemption is written for tool sheds, storage sheds, and playhouses. An occupied guard booth is a different use. Call the building department and ask directly instead of assuming the shed rule covers you.

TDLR Decals on Modular Units

Texas regulates factory-built commercial buildings under Chapter 1202 of the Occupations Code. The Texas Department of Licensing and Regulation runs the Industrialized Housing and Buildings program.

Certified manufacturers attach a Texas decal to each qualifying module. Since July 1, 2024, those units are built to the 2021 IBC and IRC as amended in the IHB rules. Ask any supplier whether the unit carries a decal. Local inspectors do.

Coastal Counties and Windstorm Certification

If the site sits near the Gulf, this one bites. The Texas Department of Insurance names 14 first-tier coastal counties as a catastrophe area. Parts of Harris County east of Highway 146 count too.

Those counties are Aransas, Brazoria, Calhoun, Cameron, Chambers, Galveston, Jefferson, Kenedy, Kleberg, Matagorda, Nueces, Refugio, San Patricio, and Willacy.

Buildings there need a WPI-8 certificate to get wind and hail coverage. That coverage comes from the Texas Windstorm Insurance Association. Sort the insurance question out before the booth arrives, not after.
